The State of California leases millions of square feet of office space from commercial real estate owners.

The Governor's Green Building Initiative requires the Department of General Services and other State of California agencies to seek out and select, whenever cost-effective, leases for spaces of 5,000 square feet or more in buildings that meet a minimum U.S. Energy Star rating whenever such spaces are cost-effective.

The green leasing policy takes effect in 2006 for new leases, and in 2008 for lease renewals.

Current lessors and potential lessors have been notified that the State of California will, where cost effective, give preference to those buildings which demonstrate Energy Star compliance.
